4S Ranch and the Del Sur development next to it are among the newest housing in the county, and that shapes the work. These are planned communities built largely from the 2000s onward, with modern vinyl windows in good condition, consistent construction, and very high glass counts per home.

Volume is the defining feature. A typical 4S Ranch house carries a lot of window - large ground-floor spans, full second storeys, and frequently third-floor glass on the larger plans. Reaching all of it efficiently from the ground is what makes servicing a house this size practical in a single visit.

Irrigation is the number one soiling source, and it is close to universal here. These are HOA-landscaped communities where nearly every home runs an automatic system, and sprinkler heads hitting glass are extremely common. Why does 4S Ranch glass spot low on the pane?

Because the water hitting it is not rain. Irrigation on a three or four day cycle throws mineral-bearing water at the bottom eighteen inches of the glass, it evaporates in the afternoon sun, and the mineral stays. You end up with a clean upper pane and a hazed band along the sill line. That pattern is the giveaway, and we see it on nearly every street off Camino Del Sur and Dove Canyon Road.

Deionized water fixes the rinse side of it. There is nothing dissolved in the water to leave behind, so the exterior dries clear without any squeegee work. What it does not fix is the schedule, which is why homes here tend to need a shorter interval than the spotting alone would suggest. The grit that blows in off the open space also settles in the sliding tracks, not just on the glass, which is why we sell window track detailing as its own step on most 4S Ranch visits instead of skipping it.

The window counts change the day

Homes built here from the 2000s onward run high glass counts, often with a two-storey stack of fixed windows over the entry. We work those from the ground on poles rather than putting a ladder on a planted, sloped side yard. It is slower. It also does not leave holes in anyone's landscaping.

Screens matter more than people expect on these lots. They sit loaded with construction and open-space dust, and the first breeze after a wash puts that dust straight back on the glass, so we run them through the screen machine and hand-detail the frames in the same visit rather than as a separate trip.
