Carmel Valley is newer construction, and that changes the job in specific ways. The housing stock here is largely built from the 1990s onward, with the Pacific Highlands Ranch and Del Mar Mesa developments newer still, which means vinyl and aluminium-clad windows in good condition and a lot of them.

Window counts in these homes are high. A typical two-storey Carmel Valley house carries considerably more glass than an older San Diego home of the same footprint - larger panes, more of them, and a great deal on the second storey above entryways and side yards. The dominant soiling here is irrigation, not salt. It is the most common cause of dulled glass in these neighbourhoods.

Sitting up on the mesa between the coast and the inland valleys, Carmel Valley gets a moderate version of both problems - some marine influence pushing in from the west, some dry dust off the canyons and open space to the east. It is a middle case, and it usually holds a clean longer than La Jolla but shorter than somewhere fully inland.
