PQ glass has a dust problem, not a salt problem

Peñasquitos sits far enough inland that salt is not what we are fighting. Dust is. So is the sprinkler system.

Drive Black Mountain Road or Park Village Road on a dry August afternoon and you can see the film on the west-facing windows from the street. That is airborne dust off the canyon preserve and the open space, and it behaves nothing like a salt film. It dulls evenly across the whole pane instead of loading up on the exposed side.

The sprinkler damage is what homeowners actually pick up the phone about. Hard-water overspray hits the bottom eight to eighteen inches of a ground-floor window, bakes dry in the afternoon sun, and leaves a mineral band that looks like the glass has gone permanently cloudy. It has not. It just needs the right water to release. We did a single-story off Azuaga Street in June where the front three windows had four summers of overspray on them, and it took two passes and about twenty extra minutes to bring the bottom edge back.

Why we run deionized water on every exterior pane

Deionized water has had the dissolved minerals stripped out of it before it ever reaches the glass. Our TDS meter reads PQ tap water somewhere between 400 and 550 parts per million most of the year. Out of our tanks it reads under 10. Nothing in the water means nothing left on the glass, so exterior panes air-dry clear and we never touch a squeegee to them.

That matters more here than people expect. Rinsing hard-water residue off with more hard water is how you end up cleaning the same window twice in one month.

Interior glass is a different job. Hand washed, microfiber on the frames and the sills, because a water-fed brush has no business inside somebody's house.
