What Actually Changes a Window Cleaning Quote
A window cleaning quote changes with window count, story height, screen count, and how much buildup sits in the tracks. A single-storey home with clean glass costs less to service than a two-storey house with sprinkler overspray and gritty tracks. We look at the glass before we quote it, not after.
We get asked about pricing more than almost anything else, and we get why. Nobody wants to book a service without some sense of what is coming. The honest answer is that window cleaning does not price like a haircut. It prices like a paint job, where the square footage, the condition of the surface, and how many separate steps are involved all move the number.
Why Window Count and Story Height Matter Most
A three-bedroom single-storey house in Scripps Ranch with a dozen windows is a different job than a two-storey home in Carmel Valley with a wall of glass over the entry. Last month we quoted a Carmel Valley property with 42 windows and three sliding glass doors, and it took us most of a full day between the two of us. More panes means more time on exterior washing and interior hand-wiping with microfiber. Story height changes the method, too.
Does a Two-Storey Home Cost More to Clean?
Usually, yes. Two-storey coastal homes often need pole work from the ground rather than a ladder against a sloped, landscaped side yard. We run a 24-foot extension pole for those, which is slower than working off a 12-foot ladder on a single-storey job. It also means we are not standing a ladder in someone's planting bed or against a stucco wall we do not own. Rancho Santa Fe and Del Mar properties add another wrinkle: large fixed picture windows where interior access has to be scheduled around the homeowner.
Why Screens and Tracks Are Priced as Separate Steps
Window tracks collect grit. Left alone, that grit works like sandpaper every time the window slides open and shut, and it eventually scratches the glass. We flush tracks at low pressure, around 40 PSI, so we clear the grit without pitting the aluminum. That is why track detailing is its own line item rather than something we fold into a quick wash. Screens work the same way. A screen holds a layer of dust, and if we clean the glass first and the screens later, that dust blows back onto the pane the first breezy afternoon. We try to do both in the same visit for that reason.

Heavier buildup takes longer to break down, and that shows up in the time a job takes.
