What Actually Gets Heavy Buildup Off San Diego Glass

We got a call from a house in Rancho Peñasquitos last year where the sprinklers had been hitting the same lower panes for what looked like a couple of years straight. A rag and glass cleaner weren't going to touch it. The mineral crust had bonded to the glass, and wiping it with anything dry just ground grit into the surface.
That's the difference between light dust and real buildup. Light dust wipes off. Buildup has to be broken down first.

Why Does Deionized Water Dry Without Spots?
Deionized water has nothing dissolved in it. Regular tap water, sprinkler water, even rainwater, all carry minerals. When that water evaporates off the glass, the minerals stay behind as spots. Deionized water leaves nothing behind, so the exterior pane air-dries clear without a squeegee.
And that matters more on buildup jobs than clean ones. A window that's already fighting mineral film doesn't need more mineral-loaded water added to the mix.
Tracks and Screens Get Missed in a Quick Clean
A rushed exterior wipe leaves the tracks alone, but that's where the worst of the grit usually sits. We treat window track detailing as its own step, separate from the glass, because the grit sitting in a track is what scratches the pane the next time that window slides open. Screens get run through a screen cleaning machine and hand-detailed at the frame, and we do screens the same visit as the glass. A freshly cleaned window catches dust off a dirty screen the first time the wind blows, which undoes the work.
